The Week in Housing: Delinquency, Housing Starts, Existing Home Sales, and more.

The delinquency picture is changing, interest rates continue their short term trend, an update on housing starts and existing home sales; enjoy!

Interest Rates Soften Further

Following 5 weeks of declines, mortgage rates fell further for the week ending May 19th, 2011. According to Freddie Mac, the 30-year fixed rate eased from 4.63% to 4.61%, while the 15-year fixed dropped from 3.82% to 3.80%.  A year ago, the 30-year fixed rate stood at 4.80%.

Weak industrial production, slow retail sales, and a poor housing data contributed to the soft interest rates for the week. Interest rates continue to be weaker, reminiscent of last year. But how far will rates fall before the subsequent rise?  Potential contributors to lower rates include; sovereign debt crises, Middle East instability, and weak economic data here.  What will stop the recent rate decline? The economic picture will slowly improve and we’ll be facing our own debt crisis which will cause a steep rise in rates over the long term.

Here’s a look at the last 12 months:

Existing Home Sales and Supply

The National Association of Realtors (NAR) reported sales of existing homes slowed in April to a seasonally adjusted annual rate of 5.05 million, a decline of 0.8% over March.  April, 2011 is 12.9% lower than 2010 when the tax credit was in full swing.  Based on the existing pace of sales, month’s supply grew to 9.2 months up from 8.3 months at the end of March.

In addition to softer numbers of existing home sales, investor sales fell from 22% of the market to 20% of the market. Cash sales dipped from 35% to 31% of transactions. NAR blamed tight underwriting standards and appraisal issues.  In fact 11% of Realtors surveyed said they had a contract cancel due to a low appraisal. I have to agree with NAR on the appraisal issues.  My firm had a property that received 2 appraisals; one appraisal arrived at a value of $190,000, the other $100,000.  To say Zillow is substantially less accurate than appraisals takes a lot of chutzpah these days.

Delinquency Dives

Could there finally be a light at the end of the tunnel?  The Mortgage Bankers Association reported that levels of loan delinquency are in decline.   The delinquency rate of 1-4 unit loans declined from 10.06% a year ago to a seasonally adjusted annual rate of 8.32% for the quarter ending March 31st, 2011.  New loan originations from late 2008 until now have much stricter underwriting standards allowing levels of delinquency to decline.

Despite these big drops in loan delinquency, there are still many reasons for concern.  The level of delinquency is still historically high and some states still have much many reasons to exercise caution such as Florida with 24% of all delinquent loans. Nevada still has an annual rate of 9% of all loans going into foreclosure, Arizona stands at 7%.  These are some of the states where investors are putting emphasis because of incredibly low prices and projected high population growth rates.

Housing Starts Stall

The Census Bureau reported housing starts fell to an estimated 10.6% in April over March 2011, to a seasonally adjusted annual rate of 523,000.   Year-over-year housing starts are an estimated 24% below April 2010, forecasting the worst year yet for home builders.  Single family starts were down 5.1% in April over March.  Building permits were also down to a seasonally adjusted annual rate of 551,000; down 4.1% from March 2011 and 12.8% below April 2010’s estimate of 623,000.

With housing starts and building permits creating new cyclical lows every month, supplies of existing homes both for purchase and rental will become constrained.  We’ll see this constraing first in the rental market as people foreclosing or short-selling will be forced to become tenants.  This plus the migration away from an ownership society will be a boon for investors.  With little new product hitting the market, the investment side should continue to be profitable from the yield perspective.

How to Keep Your Momentum with Your Real Estate Marketing

It happens to almost every new real estate investor. You start out marketing like crazy, doing everything you’re supposed to be doing – this includes direct mail, bandit signs, networking and flyers.

And thanks to all of this marketing your phone starts to ring off the hook and perhaps you get a few deals from all of the calls. Excitedly, you start working on all of these deals, investing a good amount of time in them. But once you’re done, you realize your phone hasn’t rung in a while and you have no other deals in the pipeline.

So what happened? Well, you got so caught up in closing the deals that you stopped doing your marketing and didn’t put up any bandit signs or mail out any letters. I see it happen all the time and all investors are guilty of it every now and then. However, one of the secrets of long term success in this business is consistent and constant marketing.

This means you’re marketing like crazy when you’ve got no deals and you’re doing the same amount of marketing when you’re in the middle of closing five deals. I know that if you’re closing multiple deals you’re very busy and it’s stressful because you’re likely working a full-time job too.

But you have to do this.

Once you stop marketing the leads quickly dry up and you’ll be in a constant “feast or famine” which is a tough way to find success.

So what’s the best way to ensure that you don’t stop your marketing when you get busy with deals?

First off, you’ve got to have a simple marketing plan. For instance, I keep mine in an Excel spreadsheet. The spreadsheet lays out my entire marketing plan for the year. It shows the dates I am supposed to mail 2,000 letters, the dates I have REIA meetings, when I am putting up 50 bandit signs and when I am passing out 500-1,000 flyers.

No matter what…

I look at my marketing plan every single day so I know what I should be doing. Once I look at the plan, I simply assign the various tasks to my virtual assistant. These could include contacting the person who puts up my bandit signs and arranging for him to put them up on Friday night.

It might include assembling direct mail letters and mailing them out and several other things she does for me. My point is, even if you’ve got a full-time job, you can delegate the majority of your marketing activities to other people.

However, you have to be the one to implement your marketing plan and make sure that it’s highly organized. In fact, I bet 8 out of 10 investors don’t have a 12 month marketing plan written down. And if you’re one of them, I’d sit down and take an hour or two tonight and make one. If you do, then you’ll never wake up wondering, “What should I be doing today to take my business to the next level?” The answer will already be sitting in your Excel spreadsheet, and year round your phone should steadily be ringing with potential deals.

Stupid, right?

Yet many real estate practitioners do pretty much the same thing when they shoot and display bad photos of their listings.

Blurry. Dark. Poorly shot and lit. It can get pretty ugly out there.

Feather, a new tool from Aviary, a leading online photo editing service, could help you pretty things up a tad.

Feather is a dead-simple photo editor that you can embed into your own site. That means, for example, that when an agent uploads a photo to their broker's site or into their MLS system, that can spiff it up (e.g., by adjusting brightness, removing smudges, cropping, adding effects and more) right there, at the point of uploading.

No Photoshop required. No training on online photo editing software. Just a simple little tool that may make some bad photos a little, well, less bad.

Man Arrested in Alleged Open House Thefts

A warning e-mailed to REALTOR® members in Collin and Dallas Counties in Texas has resulted in the arrest of a man on charges of stealing more than $1,500 from a home during an Open House.

Dallas broker Loryn Lamonte said she opened the e-mail alert and looked at the man's picture - and knew she had shown him an upscale home in an exclusive part of Dallas the previous day.
    

Authorities arrested Steven Breed, 53, a former teacher and minister in suburban Frisco.
    

Real estate agents in several North Texas counties say they had shown homes to the man. Breed is now considered a suspect in an April case where $20,000 worth of jewelry was missing after an Open House.

KB Home Break Ground on Solar House With Battery Backup Capability

Rid Septic System of Tree Roots

DEAR BARRY: We moved into our home about three months ago, and this week we had a professional inspection of the septic system. The septic contractor found a large mass of tree roots in the tank and recommended that we flush about 10 pounds of copper sulfate down the toilet. He said this would eventually kill the roots. I'm concerned that the copper sulfate won't get rid of the roots, or that it might harm or kill the two large trees in my front yard. What do you recommend? --James

NAR's Finance division has become aware of a scam under which fraudulent checks are being issued to people from the "National Assoc of Realtors." After recipients deposit the checks, they receive a request to return some of the funds. The scam succeeds when the recipients comply by sending their own funds before the fraudulent checks from "NAR" are returned unpaid. There is no financial risk to NAR as a result of this scam; rather, the risk is to NAR's financial reputation if word were to spread that NAR is somehow involved in distributing fraudulent checks. Please be aware that the National Association is not involved in these actions but is a victim of corporate identity theft.

Closing Costs Rise in Illinois; Now Ranked #31

Fannie Put Sanctions on Homeowners who Walk Away

Fannie Mae has announced it will not back mortgages for such buyers for at least seven years - especially if those buyers failed to seek alternatives through their lender.
    

Fannie Mae also has indicated it will sue strategic defaulters to recoup losses sustained in the real estate collapse.

 

Brokers and agents who work with buyers who have a history of walking away from their mortgages may find financing difficult to get - even if the buyer has returned to financial health.

The Hillsrtiders Run Club will hold its 32nd March Madness Half Marathon next Sunday at Cary-Grove High School. It took five hours to sell the 1,000 spots.

The group’s press release is below:

On Sunday, March 21st, the local Hillstriders Run Club will host the 32nd March Madness Half Marathon (13.1 miles) at the Cary Grove High School. This race has become very popular in the Chicagoland race circuit. The 1,000 entries for this year’s event were sold out within 5 hours.

The course is renowned for its hills. The March Madness Half Marathon Course has been dubbed the most challenging in Northern Illinois and an excellent training race for spring marathons.

Proceeds from this race fund the Hillstriders Distance Running Scholarship. To honor a former member and President, Fritz Kaufman, this scholarship is for McHenry County, High School, Senior distance runners.

Four $2,000 awards will provided this year. These scholarships are awarded based on the best essay on how running has influenced and changed their young lives. Officers of the club, local educators and representatives of the press judge the entries. Scholarship applications have been sent to all McHenry County High School running coaches and can be found on the club’s web site; www.Hillstriders.com.

The Hillstriders Running Club was founded roughly 30 years ago. The Club consists of nearly 100 members, runners from around the McHenry County area. Members come from all levels of running experience and are committed to sharing their joy in running.

On Angels' Wings Grand Re-Opening

Grand re-opening events for On Angels' Wings (5186 Northwest Hwy.,  Ste. 133 in Crystal Lake) are scheduled through Sunday. 

On Angels' Wings is a thrift store, pet adoption center and pet food pantry celebrating its second anniversary this month. Its efforts to increase pet adoptions has grown to include an on-premise pet adoption center, which allows other rescues and shelters within the McHenry County Animal Welfare Coalition to showcase their adoptable pets on weekends. Qualified families in need of food assistance for their pets can receive pet food at the thrift store location, thanks to the generosity of local individuals and businesses that have donated food to the Pet Food Pantry.  It can offer veterinary care to pets of families who are without paid jobs during this difficult economy. 


Winter Dog Festival in Wonder Lake

This free event for dogs and their owners is from 2 p.m to 5 p.m on Saturday (at 4405 E. Wonder Lake Rd. across from the W. L. Veterinary Clinic). The festival includes raffles, pictures with your pet and complimentary refreshments. McHenry County Animal Control will ave animals on site for adoption. For more, call W. L. woodstockIf you attended the Galt Airport Woodstock "Tribute" concert, you know that "OHIO" delivers an exceptional tribute to CSN&Y. Now they're back at the Woodstock Opera House on Saturday. In addition, Artie Kornfeld, co-creator and promoter of the original 1969 Woodstock Festival, will be the guest of honor. Kornfeld will open the show by sharing his Woodstock experience. Kornfeld and members of "OHIO" will be available for a meet and greet after the performance.

Earlier in the day, stop by Read Between the Lynes (129 Van Buren St. in Woodstock) where Kornfeld will be signing his book "Pied Piper of Woodstock" between 2 p.m and 4 p.m.


Doc Haznow Chili Open Golf Classic

On Sunday, join the Crystal Lake Park District for a great frozen tradition - the 40th Annual Doc Haznow Chili Open Golf Classic. This is a championship nine-hole, par 32 course played on the frozen Crystal Lake. You don't have to have any golfing experience to participate, just bring three friends, a few short irons, putter and come have fun on the lake. All foursomes will receive a great giveaway, one bowl of chili and the change to win several prizes. Prizes will include; various golf bags, Ping golf clubs, Ping golf apparel, and various other prizes. And don't forget to decorate a sled for the Chili Open "Best Sled" contest for your chance to win even more great golf prizes. In the event of thin ice on the lake, the event will be held at Lippold Park. Cost is $110 plus $10 for each non resident. Registration forms will be available at the Park District office or online.

The McHenry County Women's Connection Brunch - Warm up Your Heart will be at 9 a.m. to 11 a.m. next Wednesday at Holiday Inn in Crystal Lake. Join Sara Shephard, owner and personal chef of Eat Fit as she demonstrates and creates warm, healthy comfort foods that you can share with your family and friends. Following the program, Join Missie Pierson of Cherry Valley, Ill., as she shares her story of hope restored through a drama presentation. She is a Creative Memories Consultant, wife and mother of three, ages 16, 13, and 4. The youngest of which was adopted from Columbia, South America last summer. Brunch, program and speaker is $16. The McHenry County Photography Contest

The McHenry County Photography Contest 2010 has begun! The contest is until Aug. 1. There are 4 Divisions and 8 Categories to choose from in this contest, with Top Photographs to be displayed at the Woodstock Opera House in October/November 2010. Contest information, and rules and regulations have been posted on the McHenry County Fair Web site. Deadline for registration is June 15. Photos should be dropped off at the McHenry County Fair's Home Arts Building F from noon to 4 p.m. from Aug. 2 to 8.
